Who can apply for a mortgage in the UAE?
Both UAE residents and non-residents can apply for a mortgage in the UAE. However, eligibility criteria, such as minimum income requirements and loan-to-value (LTV) ratios, may vary based on residency status.
The LTV ratio depends on the property value and whether it is a first-time purchase: For UAE residents: Up to 80% for properties valued under AED 5 million (70% for properties above AED 5 million). For non-residents: Up to 50% of the property value.
There are two main types of interest rates:
1. Fixed-Rate Mortgage: The interest rate remains constant for a set period (e.g., 1-5 years).
2. Variable-Rate Mortgage: The interest rate fluctuates based on the EIBOR (Emirates Interbank Offered Rate) or the bank’s base rate.
Yes, some banks offer mortgages for off-plan properties, but they are typically restricted to developers approved by the bank. Additionally, mortgages are usually available once a certain percentage of construction is completed.
Yes, non-residents can obtain a mortgage in the UAE, but the LTV ratio is typically lower (up to 50%), and additional documentation may be required.
